Overall objective - combine existing small ensuite and seperate toilet into one larger ensuite. And combine existing small bathroom and seperate laundry into one larger modern bathroom. Some detail of project: Exterior; Fill in back door, replace existing (smaller) bathroom window and toilet windows with one new double glazed larger window. Make weather tight, install insulation, replace boards as required to meet code. Interior: Remove non load bearing wall between small ensuite and seperate toilet . Fill in existing door into bathroom. Fill in small hallway return to make new larger ensuite. Remove Non load bearing wall between existing small bathroom and laundry to make new larger bathroom. Floors in both rooms to be waterproofed, tiled walk in shower for ensuite. --- glass enclosed shower for Bathroom. New toilets / vanities installed. Rooms tiled. Cupboard for washing machine and dryer beside shower in bathroom. Plans have been drawn up by approved design LBP, Now need LBP to do the restricted building work, authorised person for waterproofing and producer statement for bathroom(s) Possibly need a plumber as well. Still need to apply for permit - cant do until council have names/ registration numbers of who is doing what . Owner happy to assist with some work - eg remove inner non structural walls and load rubbish into skip, dismantle / strip out bathrooms if that helps speed things up and keep costs down.
