We have a builders report that has outlined a number maintenance and repair items attended to. Overall the majority of the windows in reasonable condition for their age, some minor easing maintenance is required to the dining room windows to allow these to swing open and closed freely. The bedroom stained windows also require stain maintenance to help protect the timber from condensation and uv damage. An old open fireplace to be blocked off sufficiently to prevent draughts. Some cracks noted on the northern facing bathroom wall of the dwelling and beside the chimney, some old penetration holes were also sighted in areas. These require sealing Repairs required to cracked chimney. Old timber deterioration noted to a small section of one roof purlin. Some repairs to roofing paper; Is the building paper ensure it free of holes/tears or other damage Rotten and damp timber wall framing and subfloor at the front facing external wall of the dwelling and also the bathroom/third bedroom external wall. Further investigation and repairs are required. The extent of the rotten wall framing is unknown without an invasive inspection. Investigate and advise on condensation and moisture to the concrete ring foundation and some of the timber framing. Replace some borer effected timber on sub floor.
