From building inspection report: It was observed that wood rot was found to be affecting the family room corner window sill. As all other window sills in the property were in good condition, it is considered that the sill may not have an adequate damp proof course between the sill and the concrete floor so that over time moisture has affected the timber. Wood rot, also known as Fungal Decay, occurs when timbers and other cellulose building materials are exposed to damp conditions on an ongoing basis. This is the result of exposure to weathering or plumbing leaks over a prolonged period of time. Early intervention and regular maintenance, particularly of exterior timbers, will prolong the useful life of these building elements. Prior to any works being performed, the wood rot should be identified and addressed in a suitable manner. Replacement of affected timbers will be a necessary step in protecting surrounding building elements from such deterioration and the treatment of the timbers with an appropriate timber preservatives is also necessary.
