Granny Flat/Garage Conversion

I am looking to get pricing for 2 sleepout/granny flat options so I can then decide which option to go with.

Option 1. I am needing to get pricing for converting a single external Versatile garage (3.6m x 6m) into a granny flat with bathroom & Kitchen.

The size of the garage is 21.6m2. I am unsure if the existing frame would be OK to be used or if new framing is needed. I do have an electrician lined up that can do the electrical work and installing insulation, internal painting can be done by homeowner.

I will need new cladding and roofing and coloursteel looks to be my first preference. I aim to have the garage fully empty before starting work on the conversion. I will likely need to get a council permit for the conversion.

Option 2. Looking at the possibility of a sleepout built from scratch (approx 3.9m x 4.9m). If you are able to quote for that as well and if it's within budget then I may go with that option rather than the conversion idea above.

I have included rough designs of both the Garage plan and the "from scratch" plan. I am looking to start mid to end of Jan 2025
