Architect plans developed and ready. Concept: Existing single storey 3 bedroom, 2 bathroom dwelling with separate lounge, kitchen and dining area with a double garage at the rear of the property.  Reconfigure the existing layout to create a new open plan kitchen, dining and family area with doors accessing an outdoor living area to the front and rear.  New extension to create an entry to the south. Create a separate lounge with a double sided fire between the proposed family area and lounge.  Enlarge bedroom 2 by utilising the hallway. Enlarge the existing bathroom by taking space from the bedrooms, the bathroom is to have a bath, tiled shower, toilet and vanity with storage for towels.  New extension to access the master bedroom, replace the roof over with a new hip roof that ties into the existing, create a walk-in wardrobe and ensuite accessed off the hallway.  The existing garage is to become a studio with ensuite and external access laundry.  New covered outdoor area off dining area with outdoor pizza oven, and bbq. New double garage within the front yard setback 1m from the front boundary and against the north boundary. The garage is to be excavated into the front yard with turning area and retaining.
