Window removal, new windows and dividing room

I want to convert a sun room that connects my master bedroom and living room into two separate rooms. The room that will then be accessible via the bedroom will become an ensuite, while the other room will be a small office. Unfortunately the sun room is almost one big window, and most of them will have to go to make this plan work. I've attached three photos of the outside of the sun room, showing its 3 sections of windows. Essentially the "long" section of windows should be completely removed and then blocked up by weatherboard. This is an older house with much thicker rimu weatherboard - I don't need the weatherboard to be rimu, but ideally should be of a similar dimension. One new window on that wall should then be installed high up about 1.0m long and 0.3m tall as a high-mounted bathroom window, while a second window for the office end should be more like a standard single window. The side section with 3 windows should have the right-hand window covered up by weatherboard, with metal weatherboard cornering, leaving behind 2 windows. The other side section with 2 windows should just be left alone if possible. You'll then see the interior photo. That room should have an internal wall dividing that room into two. The wall will measure 2.4m high by about 1.9m long (approximately) and will turn the sun room into two rooms (since there's a door at either end). I'm not looking for any internal gib work, just weather-tightness from the weatherboard work and new windows. I am looking for this to be drafted though, and submitted to council for building consent - ideally you would be able to assist with this.
