Builder Required – Chimney Removal & Exterior Repairs

I’m coordinating works on an older residential property and am seeking an experienced, reliable builder to price and carry out defined structural and exterior works.

The homeowner wants the work done once and done properly, with clear scope and pricing upfront. Any additional work outside the agreed scope would be discussed and approved before proceeding.

Scope of Work (Builder)

Cut down existing chimney to below roofline

Remove remaining external chimney attached to wall

Remove internal fireplace and flue

Frame and line new internal wall where fireplace was

Lift / replace fascia as required

Supply & install new barge boards

Reclad external wall area where chimney is removed

Note: This is an older house. Cosmetic matching of existing cladding may not be exact. Priority is structural integrity and weather-tightness.

Requirements

Site visit required to confirm scope

Fixed price for defined works

Any work outside scope to be treated as a variation and discussed prior

Ability to coordinate timing with roofing works

LBP builder preferred (restricted work involved)

Flexible and weather dependent — not rushed.

Roofing works are being coordinated separately

This is a private residential job (not a developer or volume build)
