We have the ability to build a 4th bedroom in our house by taking away extra unused space in the lounge. Room will be about 3mx3m. We have a spare door for it and it doesn't need a wardrobe. Already has a window in place. We would like to get it to a stopped stage and we will do the painting. We would also like to use the separate garage as a games room. It needs to be insulated and lined. Walls only, we will leave the roof space open. We would like to use Ply rather than Gib for the lining. Garage is probably 40sqm. These are our thoughts but welcome your suggestions.
