I require a qualified builder to carry out a number of small jobs brought up in the building inspection report by the Building Inspection Company. A copy of the report can be sent through. 1. Get into the roof space and add or move insulation to cover areas where it is missing. I have images from the Thermal imaging camera to show where this needs to be done (I've attached an example for the Kitchen). I've done the parts that I can get to easily and I can supply more pink batts if there's not enough up there, so far I've found that the batts have been moved and piled up next to where other builders have had to do work. 2. Replace skirting boards in laundry and part of kitchen, see 2nd image. Also let me know if you can paint them or what I need to do after they've been replaced. There's also swelling on the side of the pantry, not sure if anything can be done to repair that. I'm also getting vinyl put down in the kitchen and laundry from Harrison's, they haven't given me a time yet for when they'll make a start but I'll let you know as soon as I hear something. They said it doesn't matter whether the skirting boards get done before or after they do their work, hope they're right. 3. Replace ceiling hole where plumbers had to fix a leak - I realise the stipple is going to be hard to replace so just quote for replacing the hole and getting it to look as good as you can. See 3rd photo. 4. Tiles around the bath need to be silicone sealed. 5. Missing skirting boards next to shower, assuming they need to be sealed as well? 6. Toilet basin needs to be sealed as well. 7. Secure laundry tub against the wall. I'm guessing this will need to be done after the vinyl goes down, unless there is an easy way to "unsecure" it from the wall so it can be moved out of the way? 8. Section of plaster board sagging in roof space of garage. 9. Bathroom fan ducting - I'm not convinced I really need to do this and to my mind it's going to be very expensive, if you could just give me a ball park figure for doing this (see photo) then I'll have a think about it, all the other jobs above are more important to me. 10. Rough price to add "head flashings" (?) to windows... no idea what this is talking about, see photo. Not that keen to get this done, unless it is actually a big deal and not crazy expensive, don't waste time quoting for it unless you think it is important.
