Third Bedroom

I have a 2 bedroom, 1 bathroom home and I would like to extend it out to 3 bedrooms. The house is roughly 20 years old and rough cast, sitting on just under quarter of an acre.I am wanting someone you can give us an idea of cost and the potential work that will involved.
