Hi There, As per our conversation, attached are the current details on hand. Below is the scope of supply. We are happy to work with you on this build to help achieve budget. I have done loads of building, plumbing, fit out work etc in the past so the extras beyond what is legally required for trades people to do is no problem. This build will be done with an Ideal 9m x 6m kitset garage. The Survey PDF is what the final layout will look like. The existing pad is only 40-50mm above ground level and of fairly poor quality, we will need remove that and gap fill to 225mm above the lawn level. Supply and install. Excavation and concrete. Remove existing concrete pad, excavate site, gap fill, box and pour concrete with pre-plumb in place. Current garage and 2 x trees will be removed from site my care. Remove ½ excess soil from site. Building. Erect kit set garage. External walls, roof and cladding including installation of all windows and doors to a watertight finish. Everything required will be supplied. Electrical. Run new 16mm electrical cable from existing board in the main house, 28m from main board to sub board including 2.5m rise at each end. Install sub board in garage, wire up 6 x LED Fluro lights in garage (Lights supplied), wire up 7 x LED down lights in sleepout (Lights supplied), install 10 x double power points, install 5 x light switches ( 4 off are wired up as two way switches), wire up 1 x 3kw hot water cylinder (supplied). We will dig all trenches required to 600mm deep, including removing a portion of the existing deck to allow access. Plumbing and drain laying. Allow pre-plumb in concrete pad, run 25mm water main from existing house. 32m total to outside wall. Run sewer pipe back to main house 21m in total. External connection to existing sewer main, nice easy connection under existing deck. Install existing 3kw mains pressure hot water cylinder. We will dig all trenches required, including removing a portion of the existing deck. Storm water Water connection to the existing storm water system will be easy, the storm water will run under the house and connect to an above ground overflow on the water tank, 36m in total. 3 x 1000l water tanks will be installed on NW rear of sleepout. ( we will supply the tanks) Mark Brown to supply and install I will sort out the council permit. Supply 9m x 6m kitset garage and windows, remove existing garage and trees down to existing concrete pad. All internal fit out, including internal walls ceiling, plaster, paint, bathroom shower toilet and vanity, kitchen bench and sink. Dig trenches for electrical, water and sewer connection.
