Avondale House Extension

We have a solid little 2 bedroom 1950's ex-state house in Avondale. With a family of four, we really need another room. We have some ideas, and are ready to do something about it. We are not sure what is achievable with our budget... we are hoping to extend an existing sunroom to make into a bedroom, and potentially add another room onto this, to make a studio/study. It may be that our budget cannot cover 2 extra rooms, and potentially we could just make the sunroom into a small bedroom, and build a studio as a seperate entity in our large backyard. Looking for honest advice from a builder or company who could do this for us.
