Dismantle carport and replace with double garage with partial low gable. Requires lowering of level and laying of driveway as well as landscaping works. Cross leased section so there are constraints to our plan because of this. Resource Consent has been signed off and presently in with council for building consent. We may also include some R&M to the house, painting, installation of wardrobing which we would ask to be priced separately. Ditto painting of house roof (will require scaffolding hence reason to do it while scaffolding already in situ for build). Older Villa which we have spent much time and care on sorting inherited drainage issues - rear of section/outdoor living was renovated last year, with novocoil waiting to be linked into exising soakhole at front. Considerable detail available around this as have used CKL engineering to help sort this drainage issue. Have landscaping plans completed. These were done my landscape architect (Humphries) who worked in with architect who did garage plans (Graphite Architects). Looking for start as soon as possible.
