Hello,
We have a variety of work we would like done on a house we recently purchased. We are still in settlement, taking possession on the 14 July. It is a 10 year old, 3 bedroom, standalone house in Glen Innes, with associated wear and tear. We are looking to fix a few issues that the building report uncovered, and give it a paint / refresh before we move in.
We do not yet have the keys, so I have attached images and a floor plan to help with quoting - the total internal floor area is 156 sqm. So for the painting, minus the upstairs bathrooms which is around 10 sqm.
Internal painting
Scope of works:
Interior walls and ceiling throughout the house EXCEPT upstairs bathrooms
Include separate toilet on ground floor
Doors
Trims, skirting boards, and window frames
Including minor repairs of scuffs, nail holes, and other wall wear & tear blemishes
Colour:
Warm white colour throughout
Except for the garage - would like to paint this a dark grey etc
Note: the ceiling is quite high above the kitchen & dining areas
Can we please have two quotes for the painting:
Simple paint job
More comprehensive mid-range clean / prep / light sand paint job (not a full sand & strip) (Interested, but keen to understand the increase in price and timeline for this)
General building & roof works:
Scope of works:
Cladding Repairs - inspect and repair cracking to exterior weatherboard trim/junction details.
Install Missing Corner Soaker - Supply and install a suitable corner soaker flashing at a roof/gutter-to-wall junction where one is currently missing.
Vent Flap Replacement- Replace a missing external vent flap/cowling cover.
Repaint Weathered Timber Flashing - Repaint the weathered timber flashing/detail above an external vent (happy for the paint not to match perfectly)
Roof Moss Treatment and Gutter Cleaning - Treat and remove moss and lichen from the roof and clean all gutters and accessible downpipe inlets.
Roof Ridge Flashing Repair - Inspect and repair a ridge flashing connection where fixings appear to have become loose or displaced.
We will send through photos and relevant pages of the building report attached for further details and images of these required works.
We would ideally like this work completed in a specific time frame - week commencing on 20th July, completed as soon as possible so we can move in.
