Brick chimney repair

We have a brick chimney that needs a bit of work. It is currently used as a conduit for two flued burners (one gas and one wood). The job would include: Replacing some bricks and mortar just bellow the roof line that are spalling (photo attached) Touching up the mortar joints and repositioning some bricks that have come loose above the roof line. Fixing the chimney cap and crown as needed (photo attached) The roof space is accessible via a ladder The roof is in generally good condition and sturdy I suspect that the spalling of the bricks is due to water coming through the top crown.
