Hi there We want to convert a downstairs double garage into a consented sleep-out at 10 Saunders Place, Te Puke. Would you be able to assist with this and give us an indication of the costs to draw up the plans? We are just trying to get our minds around the total cost for the project at this stage. I have the building plans we have obtained from the council, as well as a marked-up sketch of the proposed changes which I can send you. Here are a few pointers to give you an idea of the scope: - Our house is a double storey 70's concrete masonry block house - The garage is built directly underneath the living room / lounge area - The garage roof / lounge floor is concrete unispan / flatslab - There is already an existing consented shower and toilet built next to the garage (shown in the drawing). - Replace the two roller doors with one ranch slider and one smaller window (and close up the remaining of the roller door opening with concrete masonry blocks). - Gib and insulate the interior walls. - Build two bedrooms, each with built-in closet and door, divided by middle wall. - Current aluminium framed garage windows will possibly need to be updated to latest insulation standard (not sure if this is required for a sleepout?) - Construct a strip drain around the outer perimeter of the wall. I am not too familiar with what the council will need for the consent process, but to start with we will probably just need the following: - Plan view of the new sleepout - Section through wall, showing insulation and cladding / gib details - Please add any other details you might deem necessary Thanking you in advance.
