Plans for existing downstairs layout and house extension for WCC approval

We would like to connect upstairs and downstairs parts of a house via internal stairs from the downstairs lounge (currently access is around the house). Downstairs renovations were performed years ago that need retrospective plans drawn up for council approval as part of the process. We would like plans for 2 stages. - First stage, add the stairs and get existing downstairs area approved. - Second stage, we would like to extend the downstairs part of the house and build 1, perhaps 2, large decks. I'd like an initial rough estimate, for the design cost and then very rough guidance on the likely building cost range. I can connect you with the Property Manager to inspect the property.
