House extension - plans required

We are looking for some one to draw up plans for a single storey extension (to our 2 storey house). We would like to add 2 bedrooms and relocate the bathroom from the main house into the extension. We would like to convert the old bathroom into a kitchen, existing kitchen to become the dining area. We would need to install a new septic tank. At this stage we are looking at getting an architect to work with us and see if our ideas are financially viable. The existing house is of "non-standard" construction (A-frame style clad with long run metal). We have installed a new roof and double glazing. The area we would like to extend into is currently arranged as 2 1/2 car ports, these would need to be demolished. Potential issues re:boundary as it was re surveyed around 10 years ago and the boundary is now closer to the car ports than it was when they were constructed.
