We have some land in Titahi Bay which we want a designer to prepare a scheme plan, which in consultation with our planners we want to submit. that new plan looks to be active in August 2022 AS you may know there is a new standard being applied across the Country to all main Councils (Tier 1) essentially x3 dwelling at 3 story will be as of right in most residential zone in tier 1 Councils Our site is located in Porirua under PCC PCC will only require limited notification for multi units dwellings (3+ per site) so long as they comply with the Medium Density Residential Standards which are in schedule 3A of the RMA at the same time the local council was introducing a new district plan, that plan was designed to allow higher density the council will need to update thier plans in accordance with the new 3a rules we would like a designer to put together a scheme plan so the planners can discuss the concept with Council. and put together a consent application
