Add value on existing brick and tile property-Renovation

I have freehold Double story brick and tile house in Papatoetoe with floor area of 213sqm on a land of 400 sqm (Foot print/ coverage is about 100 sqm). The house is located in Mixed housing suburban zone. I would like to add value to this house with some internal renovations as well as external extensions to maximize the foot print up to 40% allowable limit. I am wanting draftsman to come up with a plan so that we can apply for building consent or perhaps resource consents if required. I would like to know estimate of this job as well as the total project cost please . thank you
