Hi, we have been working with The Conservatory Centre to build an aluminium conservatory on the existing raised concrete deck on our property at 56 Bradbury road, botany downs however they have found that the engineers won’t sign off the concrete deck as there’s a big crack up the centre where it is sitting on a hollow block wall in the centre and outside. To reinforce it I installed a beam with 4 piles to code underneath it. This still isn’t enough and they require the foundation to be rebuilt with another 2 beams and piles and a new wooden floor to be made. The original price for the conservatory including building up the floor level and consenting was about $41k but they have quoted another $25k to demolish the concrete and make a new floor and Hardie sheet frontage facing the lawn. This is getting pretty pricey for just a conservatory so we would like to know whether you consider it would be feasible to make a new room on it rather than just a conservatory if we have to build a new floor anyway. The house is 1960’s red brick and concrete tile roof. I had a chat with a builder across the road and he said you’d have to link into the current roof structure somehow. I have added photos and dimensions in a the photos. The deck comes off the lounge (French doors currently) and the area is around 14.5 m2. I’ve attached an aerial photo. Do you think this is feasible and do you have a ballpark figure for this sort of job to allow a comparison to the conservatory costs. As its a small job I was advised a drafting designer may be more appropriate. Thanks Rhys Kevern
