Early 90s house renovation with garage conversion etc

Early 90s single level brick and tile house in east Auckland. Planning to take a few internal walls down to clear way for a new kitchen and study room. The internal garage had been turned into a rumpus without a consent in which an extra bathroom is now wanted. The old free standing wood fire has been removed and a new built in one needs to be put in, too. Urgent job.
