I have an existing 2019 consent where the double garage was convertered to a consented bedroom and en-suite Now I need quotes for a new building consent for the following internal work (no external changes, no new floor area, plumbing ties to existing stack, DC estimator shows $0): Quote 1 – Simple Scope: Upstairs toilet reconnection/legalization (existing unconsented toilet, pipes capped – reconnect water/sewer, confirm compliance). Upstairs SHUB swap (replace shower with bath + shower over – likely exempt, include if needed). Quote 2 – Full Scope (Secondary Dwelling): Quote 1 + downstairs kitchenette in existing consented laundry nook (utility sink + bench + fixed electric oven + induction cooktop + ducted rangehood + combo washer-dryer + fridge). Full advice on how to make downstairs a separate/secondary dwelling (fire separation for internal stairs, parking/access, outdoor space, any resource consent risk, structure checks, ancillary vs secondary framing, etc.). What I need from you: On-site measure-up (available now). New consent plans/documentation (as-built + proposed, updating sheets like A5 lower floor, A5.1 drainage, ground floor for upstairs). Producer statements (PS1/PS2 if required). Lodgement and council communication until approved. Clear advice on secondary dwelling risks/costs (fire rating, resource consent, rates impact) for Quote 2. I have full 2019 consented plans (Uniq Concept) and photos. Happy to share Google Drive link.
