Bathroom 2x3m needs rebuilding. Old bathroom has been removed and gib taken off. Needs new gib - walls and ceiling and a new floor as old one is particle board which has swelled, joists appear fine. Plumbing layout pretty much the same as current - all pipes have simply been capped. Minor electrical work to install extractor fan but wiring already in place so its simply relocating. Looking for ideas - vanity, bath and shower box plus flooring. Could do paint finish with some tiling around...

Currently they are the 80s rounded type which are getting worn and outdated - as per pic. Will need COC for the work so no handymen please. I'd be really happy to do a few at a time just whenever suits someone and maybe it could just fit between other jobs/quiet days etc. Wiring all in good condition. Current bay window in kitchen as shown in pic has MDF frame which has swelled due to condensation in kitchen/leak from poor flashing. Needs to be removed, reframed, reset in wall and reflashed etc so watertight. Shadowclad under window outside will also need replacing as water has perished it. Possibly other surprises in wall as well.

Hallway needs a paint level skim coat. Currently paint over wallpaper which will be removed prior to work. I don't think joins over doorways are taped so this will need to be done as well to eliminate cracking. One area very uneven so possibly needs building up however will find out why once paper is removed, it could just need sanding down as its a previous gib join.
