Light fitting needs replacing - after water leaked through from top floor

After the heavy rains, a top floor balcony drain was blocked. The water built up and leaked inside via the balcony door, then got into the ceiling space between Level 1 and Level 2, and was discovered flowing out of ONE light fitting. Connect piles to bearers in the subfloor

We are looking at a house to buy and the builders report has shown that the piles need to be tied to the beams. I also need someone to do a thorough assessment of the piles themselves to see if any need to be packed or redone. Looking for a quote please. The sooner the better :) Piles will need to be connected to the bearers in the subfloor by way of a stapled wire or something like that.

Roof leaking by chimney

During heavy rain last night water has pooled in the ceiling by the chimney and is dripping through. I have been in the attic and see water running/dripping down the side of the chimney. Looks likely to be the flashing around the chimney being the problem as I couldn't see water coming from the underside of the iron. I assume possible flashing problem/replacement around the chimney but not sure. This is on a 1920's single level bungalow with a corrugated iron roof.

We have had an asbestos report done and there is approx 35sqm of asbestos fibrelite sheeting to be removed. We would like to retain the floorboards and some native timbers for use in the new house (not wanting to keep things like the window/french doors etc). Roof is concrete tiles, cladding is mostly weatherboard.
