This is a call-out inspection job to see if proposed renovation work is possible (checking for location of load-bearing walls). I'm Auckland-based (moving to Dunedin at the end of the year) and looking into buying a building on Princes St to convert to the first floor to residential, which would involve a new kitchen, two new bathrooms, as well as the removal of some interior walls and ceilings to open up the living space. First I need someone to go onsite so I know what can be done: - Checking the internal layout can be reconfigured without disrupting the load-bearing walls or the fire-rating. - Checking if ceilings can be raised (they're currently lowered to hold audio cables for the previous business - a karaoke bar), - Checking to see if the two bathroom areas are big enough (to hold one shower, one vanity and one toilet each).
