Leak detection - hidden leak

An outside water tap has started making the sound of running water. The pipe runs into underneath the house and out to the shared driveway. No signs of leaking in the house or floor but running water only stops when the Toby is switch off which we do at night leak needs to be located using g some kind of specialist equipment to find out where TF it’s coming from
