Convert downstairs garage (about 30m2) into a modern living area (studio type). We have got the building consent application approved. 1. adding one bedroom, lounge, flooring (probably bamboo flooring), wardrobe, create one double glazed window on the wall. 2. adding one bathroom, toilet, vanity, tile the bathroom, make it look modern, create one double glazed window on the wall. 3. adding power points / light fittings (there are a few existing power switches in the garage) 4. drainage and water proofing around the retaining wall inside the garage and also outside around the exterior wall area which you can see from the plan and photos I provided. Water proof the existing concrete floor etc. 5. concrete cutting, trim the upper basement concrete floor down 200mm at least to be able to fit the bathroom/toilet there, see the plan for more details. 6. plaster and painting whole area to make it look nice. 7. remove the existing automatic garage door and put a new double glazed sliding door/window there. It could be a bit more jobs but 90% of the jobs should be covered as above. I will share the documents and photos via email.
