Description	The top board on the balcony wall is warped and split which is allowing water in. There may also be a leak where the top board butts up against the weatherboards. We will need the top board replaced and depending on the result of inspection there may be some rotting framing timbers to be replaced as well. Ideally, we'd like the new top board to be clad in colour steel and properly flashed at the weatherboard joint.
