| Description | We have a property that requires the following work: Painting 1. All external surfaces (including) from the eaves down 2. Double french doors –replace existing stain Window repairs 1. broken panes of glass (arrange glazier and coordinate so work can be done when scaffold is in place) 2. replacement frames required (bottom sill of 2 x windows in master bedroom corner rotted through) 3. The putty has fallen out of various frames - re-putty as required 4. Various hinges on windows have failed . 5. Replace flashings for all windows including french doors 6. Minor touch up on inside for repairs from water damage Additional repairs and maintenance 1. Unblock drain at rear of the building - overflowing under the house 2. Replace rusted sewer breather pipe. 3. Replace 1.5 metre roof flashing and barge board (east side southern end) 4. Remove 2 x TV aerial mounting brackets (1 x lounge 1 x front of house) 5. Grind and prime nail damage throughout eaves 6. There is no infill on the stair railing as it descends from the deck to the path down to the garage. A fall of several metres for a child 7. Replace rotten temporary cover over old expel-air vent Balcony /stairs Rain is getting into the house through the lintel (step front) at the top of the old outside stairs. One of the supporting poles has rotted out. 1. Replace and waterproof lintel to prevent rain entering house 2. Repair damaged inside balcony floor section 3. Replace balcony post 4. Repair doors inside to work 5. Repair balcony so it becomes a small enclosed deck (this can be reattached to the staircase at a later date if required) Internal REPAIRS 1. Paint bathroom roof (extensive cracking and peeling 2.
