| Description | We have an existing conservatory connecting the main house to a standalone unit. We want to separate the unit and house by removing conservatory and replacing with a new kitchen. This will require an extension of the current concrete pad (of conservatory) by 1m and a total rebuild of walls and roofing. Total new floor area will be approx 22.6 sqm, being 6.86m in length by 3.3m. We would also like to remove as much as possible of the wall between the conservatory and existing kitchen. This is on a structural corner of the house so presume we'll be restricted on how much we can take. The existing house is timber-framed with block cladding. We're not sure of materials for the extension and would need advice here. As we're putting in kitchen we will also need suitable wall space for electrical and plumbing. One end of the kitchen will be in windows and the other is to have a laundry space next to an entry door. We want to maximise the number of windows in the new kitchen while still retaining space for kitchen extraction etc. We want to have double-glazed windows put in. Not sure of sizes and design. We therefore need: Builder Building consent Electrician Plumber Roofer Glazier As we only have a rough idea of the design, a builder who can advise on appropriate designs would be good. I've knocked up rough drawings of what the conservatory looks like now and what the new kitchen space will look like. Photos are also provided. We'd like to have everything sorted before next year if possible. We also have a sun-room on the other end of the house that we're look at making - depending on finances and how kitchen goes. |
