| Description | This property has failed to obtain a Code of Compliance. I have a list of 50 things that are required to be done by the council. 1.Monolithic cladding system installed without a cavity, provision for adequate ventilation, drainage and vapour dissipation will, in the event of leakage and the effect of residual moisture, cause irrecoverable damage to the structural elements. 2.Monolithic cladding and weather board cracked, damaged and broken in areas 3.No evidence of control joints installed to monolithic caldding 4.no head, jamb or still flashings installed to joinery where monolithic cladding installed 5.cladding clearances to ground levels 6.monolithic cladding substrate not sealed behind decking 7.Fascia board does not lap sufficiently over weather boards. 8. Top end of Fiscia/weather board junction not adequately weather tight. 9. No soaker installed to exterior corner of weather boards over lounge area 10 Missing soaker to weatherboard joint outside bathroom area 11. Cladding plaster paint deteriorated and flaking in places 12.Subfloor cladding not fixed adequately 13.Pipe penetrations through cladding not adequately sealed 14 Insufficient drip edge to cladding on bay window 15. Inadequate structural support of entry steps 16. Front deck barrier not 1 meter high 17 Stair timber stringer in direct contact with ground 18.insufficient support to front deck edge joist [www] joist hangers fitted to deck joints in places [phone] Subfloor framing exposed and affected by moisture damage 21. Inadequate subfloor ventilation 22. Subfloor area couldn't be assessed 23. Rear deck landing and steps not build in accordance with plans and building code B1 and B2 24. Soffit lining not adequately fixed to fascia board. 25 Soffit lining not sealed and in a raw state in places 26 Gable and not clad sufficiently to stop rain and vermin ingress 27 Decking and its structure affected by rot in places 28 Front entry bearer overspan 29 Garage door steel beam not adequately protected from weather 30 Garage framing bottom place not bolted to slab 31 Insufficient ground clearance to bottom place in garage area 32 Garage floor beam fixings including bottom place and under stud fixings not installed as per consent details. 33 inadequate support for floor joist cut completely through under bathroom floor area 34 Stairs from garage area up hallway not adequately fixed and finished including gaps around edge 35 No handrail installed to stairs 36 Particle board flooring over span and joists not properly hung under floor area over base of lower floor stairs 37 no garage door rebate 38 Bathroom floor and wall junctions not waterproof. Linings have allowed water ingress from around bath and shower edges to damage linings and framing behind 39 Bathroom floor vinyl ripped and allow water ingress under lining 40.Safety glass to bathroom windows not verified onsite 41 No rood water run off control upper roof. No spouting or downpipes installed. 42 Downpipe on right hand side of garage area not connected to storm water drain 43 Downpipe and drain clips broken and not adequately fixed and sealed 44 Serface water under subfloor not adequately controlled from the high side ground 45 Gully traps not 100mm above ground level 46 Relief pipe from hot water cylinder discharges too high above ground 47 no access to the hot water cylinder 48 Dishwasher hose connection to kitchen trap too low 49 Bathroom venities, bath and shower edges not adequately sealed against wall linings 50 Cess pits blocked in the need of cleaning out.
